Our process: from first call to move-in
What it looks like to build a custom home with Tennessee Home Builders.
Discovery
1–2 weeks
We start with a no-pressure call to understand your project, then walk the site together to talk through what the land, the setbacks, and the utilities allow. By the end of Discovery you know whether the scope you have in mind is realistic for your budget and timeline, and we know whether we're the right shop for your build.
Design
4–8 weeks
Working from your goals and the site walk, we move into architectural design: floor plan iterations, elevations, and the structural decisions that drive cost. Allowance budgets for cabinetry, countertops, flooring, plumbing fixtures, and lighting get set here, so the project moves into bid with real numbers in every line.
Pre-construction
2–4 weeks
Permits get pulled, the contract is finalized with locked allowances, and the construction schedule is set with the named trade partners we use on every build. You meet the project manager who becomes your single point of contact from groundbreaking through move-in.
Build
6–18 months
Foundation, framing, mechanical rough-ins, drywall, finishes, and final inspection, in that order, on a known schedule, with weekly progress photos and a milestone check-in cadence so nothing is a surprise. We pace material selections so each decision lands when the trade needs it, instead of dumping every choice on you on day one.
Move-in
1 week
Final walkthrough, punch list close-out, manuals and warranty documents handed over, keys to you. We stay reachable through the warranty window for the small things that come up in the first season of living in a new build.
